China Capital Markets Briefing: Understanding the C-REIT Market

ACBC Vic’s Capital Markets Industry Group is excited to host industry experts from China and leading industry voice Ken Atchison to discuss the current C-REIT market in the context of reforms to domestic capital markets and opportunities for institutional investors.

What is C-REIT?

The China Real Estate Investment Trust (C-REIT) sector is designed to promote new investment and contain debt risks in the ongoing liberalisation and reforms to China’s financial and capital markets. These investments with underlying assets in infrastructure and commercial real estate provide another avenue for Australian institutional investors to benefit from China’s ongoing economic growth and development.

The development of the C-REIT sector is part of China’s ongoing and widespread economic reform program accelerated by COVID-19. The pilot C-REIT scheme will focus on stimulating the economy through new infrastructure investment without adding to debt as an equity financing vehicle.

Moderated by Ken Atchison in conversation with Mr Chen Zhen and Professor Zheng Zhang, guests will have the opportunity to hear on the ground insights from China regarding this dynamic aspect of China’s ever evolving economy and capital markets. Ken Atchison

Founder and Principal (and Managing Director), Atchison Consultants
Ken has been involved in financial markets since the early 1970s. After gaining significant experience in the management of investment portfolios, he moved to providing investment advice to superannuation funds. In the years prior to establishing Atchison Consultants in 2001, he was a senior asset consultant with the global firm Towers Perrin (now part of the Russell Group). Ken’s consultancy experience covers a broad range of areas within investment portfolio and business management. This includes advice on the setting up of investment management businesses, the choice of in-house or outsourced investment management arrangements, the setting of investment policy and structures for investment strategy, capital market analysis and investment manager research and selection. Ken holds a Bachelor of Commerce from Melbourne University.

Zhen Chen

General Manager, GSUM-Titanland Capital
Chen Zhen is the General Manager of GSUM-Titanland Capital, in charge of the overall operations of the company. Prior to joining GSUM-Titanland Capital, he led Sasseur REIT’s IPO in Singapore and later served as the Head of Investor Relations, Compliance and Risk Management in the REIT Manager of Sasseur REIT. He formerly served as Deputy Director of Investment Risk at the Risk Management Department of the Monetary Authority of Singapore for 10 years, where his scope of responsibilities included optimising asset allocation strategies, risk management of Singapore’s official foreign reserve global investment portfolio, and conducting market surveillance on global financial markets. He graduated with a Bachelor of Science (Chemistry) and a Bachelor of Economics from Peking University in 1999. He also obtained a Master of Science in Advanced Materials in 2000, a Master of Science in Financial Engineering in 2008 and a Master of Science in Real Estate in 2015 from the National University of Singapore. Mr Chen is also a Chartered Financial Analyst (CFA) Charterholder, a Chartered Alternative Investment Analyst (CAIA) Charterholder, a certified Financial Risk Manager (FRM) and a certified Energy Risk Professional (ERP).

Professor Zheng Zhang

Professor of Finance, Associate Dean, Executive Director of China REITs Research Center, Guanghua School of Management – Peking University
Professor Zhang holds a PhD in Finance from Peking University and a Masters in Mathematics from Nankai University. He is the leading member of Beijing Guanghua REIT’s Research Group. He has presided over and authored many China REIT market research reports, which have had a wide and far reaching impact. He is also a member of the Joint Research Group of the National Development and Reform Commission (NDRC) and the China Securities Regulatory Commission (CSRC) Infrastructure REIT’s Committee. His work has provided a solid foundation for the piloting and public offering of REIT’s in infrastructure. Professor Zhang also teaches PE/VC, Investment, Derivatives and Empirical Finance courses for MSFin and MBA classes. His research includes: Empirical Asset Pricing, Behavioral Finance, Risk Management, Wealth Management, Private Equity and Venture Capital. Mr Zhang has published dozens of papers on China’s Stock Market, Fund Investment, and International Equity Markets.
